Which is the best home EV charger in the UK for your property?
For most UK homes the answer is a 7kW single phase unit, because a 22kW charger needs a three phase supply and a car whose onboard charger can accept more than 7kW. The money question is separate: since 1 April 2026 the OZEV grants pay 75% of the cost up to £500 per socket, but only for flats, rented homes, on-street cross-pavement installs, landlords and workplaces. - Since 1 April 2026 the maximum OZEV chargepoint grant is £500 per socket, up from £350, and the five remaining home and workplace schemes run until 31 March 2027 (gov.uk).
- An owner-occupier of a house with a driveway qualifies for none of the UK home chargepoint grants: the flats and renters scheme is limited to flat owners and renters, and the on-street scheme excludes anyone with private and exclusive off-street parking.
- State-funded education institutions can claim up to £2,000 per socket under the Workplace Charging Scheme, against £500 per socket for other workplaces (gov.uk).
- Chargepoints sold for private use in Great Britain must have smart functionality and pre-set default charging hours outside peak, defined in law as 8am to 11am and 4pm to 10pm on weekdays (Electric Vehicles (Smart Charge Points) Regulations 2021).

Is there still a grant for a home EV charger?
Yes, but only for some households. Since 1 April 2026 the flats and renters grant, the on-street cross-pavement grant and the residential landlord grant each pay up to £500 per socket, and all close on 31 March 2027. An owner-occupier of a house with a driveway is not eligible for any of them.
How much is the EV chargepoint grant now?
£500 per socket for the home schemes, the landlord scheme and the Workplace Charging Scheme, up from £350 on 1 April 2026. State-funded education institutions can claim up to £2,000 per socket. Each scheme pays a percentage of actual cost, commonly 75%, so the amount received can be lower than the cap.
Which EV chargepoint grants have closed?
The staff and fleets grant, the commercial landlord chargepoint grant and the residential landlord infrastructure grant closed to customer applications on 31 March 2026. Installer claims closed on 26 May 2026, with a resubmission deadline of 13 July 2026.
Do I need a three phase supply for a 22kW charger?
Yes. 22kW AC charging draws across three phases, and almost all UK homes are single phase, which is why 7kW units are the domestic standard. The car also has to accept more than 7kW on AC, which is stated in its handbook as the onboard charger rating.
Do I need planning permission for a home charger?
For a chargepoint on your own off-street parking, usually not, though listed buildings and conservation areas need checking with the council. A cross-pavement solution for on-street parking is different: the grant requires local highways authority consent, and you must obtain any planning permission your local planning authority requires.
Does the law require a smart charger?
Yes, for chargepoints sold for private use in Great Britain. The Electric Vehicles (Smart Charge Points) Regulations 2021 require smart functionality, pre-set default charging hours outside peak (8am to 11am and 4pm to 10pm on weekdays), continued charging if the network connection drops, and a randomised start delay the owner can cancel.

7kW or 22kW EV charger: which one can you actually use?
22kW needs three phases at the property and a car that accepts more than 7kW on AC. Miss either and a 22kW charger charges at exactly the same speed as a 7kW one.
